Our 5-Step Proven Method for Investing in Real Estate

Step 1: Develop Investment Criteria

We will help you consider what criteria will make a good investment property for you. We will discuss items such as desired cash flow, overall condition, location, type of property, construction, features, amenities, work required, and more. We will establish a plan based on these criteria where we can quickly approve or reject potential properties and move on to the next steps. 


Step 2: Analyze the Property

We will help you analyze the risk and determine a price to offer in order to maximize profits or equity.  

Step 3: Write the Offer

We will compile the offer and present it to the seller based on the criteria established above. We will discuss and aid you in obtaining financing for the purchase, and ensure that your are in the best possible position to close on the property as well as minimize the risk. 

Step 4: Close

We will remain by your side through the inspections and closing process, and then provide advice and guidance as you make any repairs or updates to make the property rent or sale ready. 

Step 5: Rent or Sell

If you decide to rent the property, we will help you decide how much rent to charge and how much to set aside for expenses. We will show you how to advertise the property, qualify tenants, compile a rental application, landlord/employment verifications, and lease agreements. 


If you decide to sell (flip) the property, we will provide comps for the area, and advise you at which price to list the property and then we will list the property for you. 

REPEAT!!

We don't stop at just one property. Once you Rent or Sell your property, we will start right back over at step 1, building your portfolio and keeping you moving forward towards financial freedom.
